What Is an Almshouse?

An almshouse is a home provided by a charity for people who are in need. That need is often financial, but not always.

Almshouses offer safe, secure housing and a strong sense of community. They allow people to live independently, often close to family and friends, in an area they know and love.

Although many almshouses are beautiful historic buildings, they are still very much part of modern community life today.

Who Can Live in an Almshouse?

Each of the three almshouse charities we manage has its own eligibility criteria. In general:

  • Applicants must be in need (usually financial, but sometimes social need such as loneliness).
  • Some schemes require a local connection.
  • Some have age requirements.

Living in an Almshouse – What to Expect

Almshouses are a little different from rented accommodation:

  • Almshouses are generally homes for life, as long as residents continue to meet the charity’s criteria.
  • Residents live under a licence agreement (not a tenancy).
  • No “rent” is charged. Instead, residents pay a Weekly Maintenance Contribution (WMC).
  • The WMC is usually around 60–70% of market rent and includes some services (such as heating or water, depending on the property).
  • Residents must be able to live independently, as no care is provided.

Application Process

If you’d like to apply, complete the online application form to join the waiting list.

The form covers all three almshouse charities. Each has slightly different eligibility rules.

Once a vacancy becomes available:

  1. Suitable applicants are invited to view the property.
  2. A shortlist is created.
  3. Trustees (Feoffees) carry out interviews.
  4. A decision is made.

The process usually takes 6–8 weeks. We do not provide emergency housing.
